There are two Federal Ways, and they are different jobs
The commercial side runs along Pacific Highway South and out around the mall. Storefront glass, strip centers, medical and dental suites, offices up to three stories. High foot traffic, road spray off a busy arterial, and hand marks on every door by lunchtime.
Then there are the neighborhoods. A lot of Federal Way housing went up in the 1970s and 1980s, and out toward Dash Point and Dumas Bay you get big fir canopy over roofs that have never had a proper cleaning.
Those two jobs need different things from us, and it is worth knowing which one you are booking.
Does a 1978 house really need the same service as a storefront on the highway?
No, and pricing it that way is how people end up overpaying for one and underserving the other. We quote them separately because the work genuinely is separate, the same way we do it back home in Kent.
Older aluminum frames are their own problem
If your house is from the seventies or eighties, the frames are probably aluminum, and possibly single-pane. That changes how the window has to be handled.
Aluminum oxidizes. It leaves a chalky grey residue that transfers straight onto the glass the moment you wipe across it, so a careless clean smears the frame's own corrosion over the pane and the window looks worse than when you started. Single-pane glass is also thinner and shows every streak, because there is no second pane behind it to hide anything.
Why does a freshly cleaned old window sometimes look cloudier than before?
Nine times out of ten it is frame residue dragged across the glass, not the glass itself. We clean the frame and track first, then the pane, which is slower and the reason the result actually holds.
Our window cleaning process
Our process is four steps and starts with looking, not washing.

Inspection and consultation.
Pane count, frame material, seal condition and access. We flag failed seals before we touch anything, because a fogged double-pane is a glass problem and no amount of cleaning fixes it.
2.
The right tools for the pane.
Water-fed poles for upper-floor and storefront transom glass, microfiber applicators and squeegees for reach-in work. Pure water dries with no spotting.
3.
Access planned first.
We decide how each window is being reached before a ladder comes off the truck.
4.
Post-clean inspection.
We walk it with you and put right anything we missed before we leave.
Bay, sliding, casement and picture windows, skylights, atriums, and special-feature glass including stained, leaded and film-covered panes. A standard house takes two to three hours, inside and out. Tracks and sills are part of the job on older homes, not an add-on we surprise you with.

We do not pressure wash roofs. It strips the granules off asphalt shingles and shortens the roof's life, which is a bad trade on a house that already has a 20-year-old roof on it.

On the older subdivisions this matters more than people expect. Gutters that went up in 1978 have hangers that have been carrying wet debris for decades, and a section pulling away from the fascia is far cheaper to catch than to replace. Twice a year is the minimum under fir cover.
